How to run a successful AirBnb

My mom is not a healthy person, but she is working hard on everything. She was an IT engineer when she was in Taiwan. She collapsed and was sent to Emergency Room when she was 29, and this is the how the story between her and dad begins. She worked as customer service rep and insurance sales soon after her recovery. Running an AirBnB will not be hard as you think. 

High-quality photos make a difference

Guests don't really care about what kind of photos you are taking. All they care is about the price and cleanness of the room.  I have inquire some guests of mine, and they told me pictures I took is sloppy, but they look real. They do not like those kind of images with too much editing. Those pictures might look stunning, but also look like scams.

Respond to Airbnb guests immediately

Guests do care about how quick you response to them! I tended to leave my phone on silent mode during the days and nights, but now I know I am doing business of my own now. I have to response to my guests as soon as I can, and if I did not response immediately, my husband, the co host, will ask me to responsd. 

Make your guests feel welcome

This is something i find its really personal. Some guests prefer to be left alone and some guests like to hang out together. As a result, I always try to say hi first, if someone doesn't react to me, I will simply leave him or her alone, or maybe wait until my guests to talk to me first depends on how busy I am.

Price your listing reasonably

Since we do not provide kitchen access, I do not want to overprice the house. I only rent out the rooms, not the entire building to my guest. I wish all my guests are clean and have good night sleeps in here. 

Hire professional cleaners

This is a must, especially if you have carpet. I have carpets in two of my rooms, and we do hire contractor to clean the carpet! Guests do care about the cleanness of the room. You should hire professionals to clean your rooms at least once a month to ensure the cleanness of room for the guests!

Extra blankets, pillows

I have some guests asking for extra sets, please be prepared for extra sets! Some guests are afraid of cold, even we do have heater on during the nights, we do have guests ask for more blankets and pillows.

 

AirBnB is a very competitive business, anyone can run an AirBnB business. a handicap like me, can run it, and you can run it too. English is my second language, I am not fluent fluent, but as long as I can communicate, I think it is fine. I hope this guide helps :)
